Comprises selecting and coordinating a team of consultants, managers and agents, ongoing advisory to the bank on sales and leasing transactions, budgeting and financial reporting, review of leasing and sales offers and negotiation, management of capital works and acting on behalf of the bank’s interest in the Executive Committee Meetings.

As a primary consultant, Phillip Hoare worked with the developer and the bank to successfully sell the close-to-completion commercial office and retail development on the market. Provided advisory assessment and strategic advice, technical feasibility on extending floor area with a penthouse, negotiated with major tenants, managed the sales marketing campaign and negotiated with the purchaser to secure successful disposal.

Palladium devised a marketing strategy, “Work, Learn & Play”, and managed the leasing process through select agents intending to secure pre-commitment from anchor tenants building the brand profile before completing the project. This was achieved through pre-lease analysis, anchor tenant identification and negotiation, project branding and leasing management. Success included securing ABC Learning Centres on a long-term lease and assisting with a long-term lease to Fitness First.

Palladium provided their expertise to secure a leading fitness centre to occupy the ground and first floor of the development. We also managed effective marketing and expression of interest campaign to secure an emerging BRW Fast 100 health and fitness operator on favourable terms to our client. Palladium managed the expression of interest process, sourced and negotiated key lease and fit-out terms, and managed the lease negotiations to secure an operator to lease the purpose-built space.

Palladium provided strategic advice regarding disposal strategies to maximise the return and minimise the discounting due to potential site contamination. Independent initial reviews were undertaken to identify disposal potential on the open market. Associated risks due to possible contamination of the site and likely remediation requirements were assessed and recommendations made. The disposal of the property on favourable terms was managed by Palladium.
