Palladium Property was appointed to conduct a preliminary assessment of the proposed development potential comprising indoor children’s play centre, gym, health club and associated indoor sports facilities, aquatic centre and associated retail and service facilities at the Gregory Hills Corporate Park NSW.

The role included reviewing the current planning legislation, socio-demographics, pertinent economic factors, and supply and demand assessment to provide advice on the best process to achieve the highest and the best use of the development site located within the corporate park.

Purpose-Built Sport and Recreational Development, Five Dock, NSW

Palladium provided their expertise to secure a leading fitness centre to occupy the ground and first floor of the development. We also managed effective marketing and expression of interest campaign to secure an emerging BRW Fast 100 health and fitness operator on favourable terms to our client.

We investigated the supply and demand dynamics and assessed likely rental ranges within defined trade areas for both aquatic centres and indoor children’s play centres.

Palladium managed the expression of interest process, sourced and negotiated key lease and fit-out terms, and managed the lease negotiations to secure an operator to lease the purpose-built space.

Commercial Development with Purpose-Built Child Care Facilities, Inner West, NSW

Palladium was appointed to identify and secure tender offers for a long-term pre-lease from suitably qualified childcare operators on favourable terms to the Lessor. This brief investigated and analysed current and forecast supply and demand factors of long daycare and community childcare centres based on demographic, economic and property fundamentals.

Finally, we secured tender offers and negotiated with qualified operators, which Involved negotiation of terms and conditions, analysis of the cash flows of competing offers, heads of agreements and instructing Lessor’s solicitors.
