Palladium conducted a detailed property development assessment to understand the Central Coast region’s key property market drivers and competing supply. Palladium is currently managing the staged development from inception to completion, including the due diligence process, appointment and management of 30+ consultant firms and legal services, managing leasing and sales process, liaising with various local authorities to securing timely approvals.

Proposed uses are light industries and warehousing, food processing, café, restaurant, gym, childcare, veterinary clinic and neighbourhood shop. The project received its DA approval in July 2021 and modification of DA S.4.55 (1A) in January 2022 and is securing key anchor tenants. The project is currently progressing towards a staged construction phase.

Proposed Mixed-Use Industrial Development, Campbelltown NSW

Palladium was appointed midway through Stage 1 of the stalled project to undertake the due diligence and manage the development process to completion. The role included analysing and managing the due diligence required to assess the site conditions and the partially built structure.

This also included managing the structural remediation work, appointing and managing legal teams, appointing, managing and coordinating with all professional consultants, managing marketing, branding and leasing process, construction tender selection and appointment, managing project budget and cash flow, and coordination of food processing fit-out processes. Proposed uses for tenant occupied units are food processing and associated industries.

Proposed Mixed-Use Industrial Development, Austral NSW

Palladium was appointed as property development manager for the proposed mixed-use light industrial development in Austral, NSW, adjacent to the proposed FAST corridor. Following the assessment of supply and demand uses, Palladium is currently managing the selection and management of 25+ consultant firms, coordinating the legal and leasing and sale process.

Proposed uses of the development include a service station, light industrial and warehousing, gym, veterinary clinic, café and childcare. Palladium is currently managing the complex DA approval process with the local authorities and is securing major pre-lease tenants and purchases through its appointed agents. Subject to the appointment of the builder, construction is expected to commence in 2024.

Luxury Residential Development, Shoal Bay NSW

Palladium Property acted as development and project manager for a luxury residential development at the Shoal Bay, Port Stephens. “The Shoal” is a 2,068 m2 residential complex, comprising 53 two-bedroom apartments and penthouses with views over the ocean and an on-grade 55 bay covered car park. Designed by award-winning architects Marchese Partners, the shoal offers a luxurious and relaxing atmosphere.

Palladium’s role included undertaking initial review of the property market, supply and demand factors, managing the marketing, branding, leasing and sales, coordinating regular progress meetings. Practical completion was achieved in October 2016, and the project is fully leased and sold within challenging market conditions.

Logistics Centre, Ingleburn NSW

Palladium provided ‘Cradle to Grave’ management of the development process to ensure an efficient and cost-effective high clearance warehouse and office that significantly reduces energy and water consumption. We appointed and managed a “horses-for-courses” professional team selected to ensure effective, practical and cost-effective design; liaised with the financial lenders and managed the planning process to ensure timely DA and CC approvals and negotiated with utility providers regarding contribution to works completed.

Palladium managed the tender process and appointed a suitable contractor, supported by the professional team. Various expert consultants were appointed to manage associated risk issues with latent ground conditions and other factors.

Large mixed-use Commerial Residential Proposed Development, Dural NSW

Pursuant to an assessment of the development potential of the rezoned development site within the new Local Environment Plan, Palladium is appointed as Development Managers to progress the site’s development potential to service the wider community and provide local employment. This includes coordination of a full range of select professional consultants and ongoing liaison with various authorities to secure timely approval for this high calibre local centre based on sustainable design principles by the Council and the Joint Regional Planning Panel.

Proposed Mix Commercial Office 'Green' Project, Wollongong NSW

Upon commencement, Palladium provided a development and transaction management role for a premium grade, green office space in Wollongong CBD with a minimum commitment of 4.5 NABERS design. Following initial market due diligence and research, Palladium prepared funding application supporting documents to seek joint venture equity partners, managed professional consultant’s pre-lodgement including leading ESD consultants, managed the DA process and devised and managed the branding and marketing process.

Palladium was appointed to assess the project and manage the DA submission process under existing legislation with National Rental Affordability Scheme structures. The role involved a comprehensive development management process, review of strategy, advice and management of valuation of adjacent sites for the proposed acquisition, appointment and management of suitable consultants, coordination of pre-lodgement meetings and response and resubmission following a Deferral of Determination.

Phillip Hoare reviewed the existing tenancy structure and a key requirement to retain the existing supermarket anchor tenant of the proposed project. Selection, appointment and coordination of the architect and quantity surveyor to prepare an initial development scheme. Review the planning restrictions, analysing the resultant cash flows to determine the viability of the site acquisition at a fixed price.

Included due diligence and client advice throughout the project.
