Large-Scale Residential Development, Shoal Bay NSW

Palladium Property acted as development and project manager for a luxury residential development at the Shoal Bay, Port Stephens. “The shoal” is a 2,068 m2 residential complex, comprising 53 two-bedroom apartments and penthouses with views over the ocean and an on-grade 55 bay covered car park. Designed by award-winning architects Marchese Partners, the shoal offers a luxurious and relaxing atmosphere. Palladium’s role included undertaking initial review of the property market, supply and demand factors, managing the marketing/branding/leasing/sales, coordinating regular progress meetings. Practical completion was achieved in October 2016, and the project is fully leased and sold within challenging market conditions.

Over 55 Manufactured Housing Estate, Anna Bay NSW

Palladium conducted a preliminary investigation to assess demographic and other associated demand factors and supply factors regarding existing proposed competing facilities of manufactured homes estates for the senior living market, providing an active lifestyle focus regarding potential development in Anna Bay, Port Stephens. Initial due diligence was undertaken, including acquisition strategies, review of planning and concept master design, and marketing strategies. Research and evidence provided a strong trend throughout Australia and NSW towards the active style manufactured home estates.

Proposed Affordability and Accessibility Housing, Western Sydney NSW

Palladium was appointed to assess the project and manage the DA submission process under existing legislation with National Rental Affordability Scheme structures. The role involved a comprehensive development management process, review of strategy, advice and management of valuation of adjacent sites for the proposed acquisition, appointment and management of suitable consultants, coordination of pre-lodgement meetings and response and resubmission following a Deferral of Determination.

Palladium was appointed to assist in the subdivision process of a large residential site. Overall delivery included market due diligence identifying supply and demand factors, market campaigning and timely disposal of lots for the highest price, review of offer and negotiation on terms of sale and financial reporting to stakeholders leading to the successful disposal of all but one lot within the 12-month time frame.
