Palladium provided their expertise to secure a leading fitness centre to occupy the ground and first floor of the development. We also managed an effective marketing process and expression of interest campaign to secure an emerging BRW Fast 100 health and fitness operator on favourable terms to our Client.

We investigated the supply and demand dynamics, and assessed likely rental ranges within defined trade areas for both aquatic centres and indoor children’s play centres.

Palladium managed the expression of interest process, sourced and negotiated key lease and fit-out terms, and managed the lease negotiations to secure an operator to lease the purpose built space.

Transaction Management

Palladium was appointed to identify and secure tender offers for a long term pre-lease from suitable qualified child care operators on favourable terms to the Lessor.  As part of this brief we investigated and analysed current and forecast supply and demand factors of long day care and community child care centres based on demographic, economic and property fundamentals. Finally we secured tender offers and negotiated with qualified operators, which Involved negotiation of terms and conditions, analysis of the cash flows of competing offers, heads of agreements and instructing Lessor’s solicitors.
